How professional investors use hard money
Hard money is a speed tool. It lets you win the deal against cash buyers, fund the rehab, and add value fast. The cost of the capital matters less than the velocity: the faster you finish and exit, the more deals your capital can cover in a year.
Where investors get hurt is the exit. A loan that comes due before the rehab is finished, or a refinance that requires 6–12 months of seasoning, can trap your equity. We plan the exit before the first loan closes, so the no-seasoning cash-out refinance is ready when the work is done.
Brian Bowman is known for closing the complex, last-mile deals other lenders walk away from: tight deadlines, out-of-state projects and files that need a second capital partner to get done.
Hard money coming due?
Waiting on seasoning stalls your business. We get your equity out fast with a cash-out refinance on the full ARV, with no seasoning required, so your capital goes back to work on the next deal.
What investors say
“I am out of state and had a project in Florida that I was having a hard time funding… Brian’s experience was crucial in finding a great solution and funded my project very quickly. As soon as I was ready to refinance, Brian worked quickly to get our deal closed.”
“Brian came thru in the 9th inning and hit a home run… We thought it was no hope for the deal when we got in contact with Brian and his team.”

Questions investors ask
What is a hard money loan?
A hard money loan is short-term, asset-based financing for investment property. Approval is driven by the deal, the property’s value and the after-repair value (ARV), not by personal income. Investors use it to buy and rehab quickly, then sell or refinance into long-term DSCR financing.
How much can I borrow on a fix and flip?
Up to 90% of the purchase and up to 100% of the rehab, depending on experience, ARV limits and the capital partner’s guidelines. We structure purchase and rehab in one loan so your cash goes further.
How fast can a hard money loan close?
Approvals typically come within 24–48 business hours. When the file and title are ready, closings can happen in as little as about a week.
What happens when my hard money loan comes due?
Most investors exit by selling or refinancing into a DSCR loan. With our no-seasoning cash-out refinance you don’t have to wait months after the rehab; you can refinance based on the new value and get your capital back to work.
Do you do bridge loans?
Yes. Bridge loans cover short-term needs such as buying before you sell, time-sensitive acquisitions or stabilizing a property before long-term financing.

Business-purpose loans for investment properties only; not for owner-occupied homes.
