HOW IT WORKS

How a DSCR cash-out refinance works

1

Value

The appraisal sets the value. With no seasoning, we lend on today’s appraised value, your full ARV after a rehab, not what you paid.

2

Rent

The loan qualifies on the property: rent divided by PITIA (principal, interest, taxes, insurance and HOA). A 1.00 DSCR qualifies with every program we work with.

3

Cash out

The new loan pays off your existing loan, and the rest comes back to you. Refinance proceeds are loan proceeds, not income. Talk to your CPA about your situation.

Not sure the rent covers it? Run it in our DSCR calculator before you apply.

WHY DSCR KINGS

What sets our cash-out refinance apart

No seasoning

Refinance as soon as the work is done or the deal closes. No six-month wait.

80% of ARV

Up to 80% of the full appraised value on approved loans, not your purchase price plus rehab.

Cash-out counts as reserves

Your cash-out proceeds can satisfy reserve requirements, so you don’t need extra cash sitting in the bank.

Four ways to count rent

Lesser of actual or market, market only, actual up to 120% of market, or 100% of actual. We match your deal to the one that helps most.

Vacant is fine

No tenant yet? Vacant properties qualify on market rent from the appraisal.

Closes in your LLC

Hold title in your entity for asset protection. Business-purpose loans in an entity typically stay off your personal credit.

A REAL DEAL

Down payment back, plus cash

$180KPurchase price
$18KDown payment
$339KARV after rehab
~$58KCash back at closing

The investor bought with 10% down, renovated, then refinanced at 80% of the $339K ARV with no seasoning. They got their $18K down payment back, plus roughly $40K of equity in cash, and kept the property. That’s our SUPER BRRRR.

STRAIGHT ANSWERS

DSCR cash-out refinance questions

Do I have to own the property for six months before a cash-out refinance?

No. Our DSCR cash-out refinances have no seasoning requirement, so you can refinance as soon as the deal closes or the rehab is done, based on the new appraised value.

How much cash can I take out?

Up to 80% of the appraised value (your ARV) on approved loans. The new loan pays off your existing balance, and the rest comes back to you in cash.

Is the cash I take out taxable?

Refinance proceeds are loan proceeds, not income. Talk to your CPA about how the new loan fits your overall tax strategy.

Can I cash-out refinance a vacant property?

Yes. Vacant properties qualify using market rent from the appraisal, so you don’t have to wait for a tenant.

Can I cash out an Airbnb or other short-term rental?

Yes. Short-term rentals can qualify on projected income from market data such as AirDNA. Most lenders take a 20% haircut off the gross for cleaning, host fees and supplies.

Will the loan show on my personal credit?

Business-purpose loans that close in an LLC or other entity typically don’t report to your personal credit.
