DSCR loan requirements

Guidelines and how to qualify. A DSCR loan qualifies on the property’s rent, not your income. Here’s exactly what lenders look at, from the ratio and credit to leverage and how rent is calculated, and where the right structure makes the difference.

THE SHORT ANSWER

DSCR loan requirements at a glance

0.75Lowest DSCR (no-ratio below)
760+Credit for the best pricing
15%Down with 720+ credit
80%Of ARV on a cash-out

You also need an investment property (not a home you live in) and the reserves your program calls for. Closing in an LLC is optional, but it’s where most of the benefits are. There’s no income verification and no debt-to-income ratio. The property’s rent does the qualifying. See how that compares in DSCR loan vs. conventional.

REQUIREMENT 1

The DSCR ratio

DSCR is the monthly rent divided by the monthly PITI: principal, interest, taxes and insurance. If the property has HOA dues or needs flood insurance, those count too. They’re the line items that quietly kill deals, so put them in from the start.

1.25+

Preferred pricing

The rent covers the payment with room to spare. This is where the best pricing lives.

1.00+

Standard benchmark

A 1.00 DSCR qualifies with every DSCR program we work with. The rent covers the full payment.

0.75+

Low ratio

DSCR loans can still qualify when the rent doesn’t fully cover the payment, down to a 0.75 DSCR.

No ratio

DSCR falls out

Below 0.75, a no-ratio loan ignores the DSCR altogether. Lenders offset that with lower leverage, typically around 70% LTV, and lend mainly on the credit strength of the personal guarantor.

REQUIREMENT 2

Credit score: the buckets that set your rate

DSCR pricing moves in credit buckets. Each step up lowers your rate:

620–639640–659660–679680–699700–719720–739740–759760+

Hard money adds one more tier: 760–779 and 780+.

620–680: the goodbye zone

This is where most lenders will kiss you goodbye. A small number will still do the loan with compensating factors like a lower LTV and a strong DSCR, and they charge more in rate and costs for it.

720+: maximum leverage

To get to an 80% cash-out, lenders require a 720+ score. Plenty of investors think 700 means good credit. It is good, but it isn’t where the best terms start.

760+: the real target

The best DSCR pricing starts at 760. Being there gives you room for an inquiry or a small ding and still keeps both 80% leverage and the best rate. Past 760, you only get bragging rights with your friends.

Credit partner benefits. There are ways to improve the credit score the lender uses, especially on business-purpose loans. Reach out for a consult before you assume your score is the final word.

REQUIREMENT 3

Down payment and leverage

Purchase: 15% down

Up to 85% LTV, typically with a 720+ score and a 1.15+ DSCR. Leverage steps down as credit and DSCR come down.

Cash-out: 80% of ARV

With a 720+ score and no seasoning. Refinance on today’s appraised value as soon as the deal closes or the rehab is done. See our DSCR cash-out refinance.

No ratio: about 70%

When the DSCR requirement falls out, leverage typically caps around 70% LTV and the guarantor’s credit carries the deal.

Close in an entity and business-purpose loans typically don’t report to your personal credit.

REQUIREMENT 4

How rent is calculated

  • Long-term rentals have three options, depending on the lender: market rent only, 100% of the actual lease, or the actual lease capped at 120% of market rent. Lenders that cap at 120% won’t use 100% of the lease when it runs higher than that. Actual rents really pay off when they push your DSCR over 1.25 and into better pricing, instead of just clearing the 1.00 threshold. We match your deal to the lender whose method helps most.
  • Short-term rentals qualify on projected income from AirDNA, on your actual 12-month short-term rental history, or on the appraiser’s opinion of rent on the 1007. Whichever is used, lenders take a 20% haircut off gross income for cleaning, host fees and supplies, so 80% of gross counts. See short-term rental loans.
  • Mid-term rentals and rent-by-the-room. Most lenders don’t count mid-term rates, like furnished stays for traveling nurses, or rent-by-the-room income such as PadSplit when they size the loan. There are proper ways to structure these deals, and they start with a consult with a strategist.
  • Vacant properties qualify on market rent from the appraiser or on new leases with new tenants.

REQUIREMENTS 5 AND 6

The property and how you take title

Eligible properties

Single-family, 2–4 units, condos, townhomes, short-term rentals, mid-term rentals and rent-by-the-room. Mid-term and rent-by-the-room deals get structured differently, and we do them. Larger multifamily and commercial deals go to our internal commercial division.

Not eligible

Your primary residence or any home you’ll live in. DSCR loans are business-purpose loans for investment property only.

Personal name or entity

A DSCR loan can close in your personal name or in an entity. Close in your personal name and you give up a lot: the loan can show up on your credit, your ownership is public, and you lose anonymity and other benefits. No entity yet? We walk you through it.

REQUIREMENTS 7 AND 8

Reserves and experience

Reserves on a cash-out

Most lenders count your cash-out as reserves. If the lender wants 3 to 6 months, the cash-out on the loan typically covers it, so you don’t need extra cash sitting in the bank.

Reserves on a purchase

Expect 3 to 6 months of sourced and seasoned reserves that belong to the personal guarantor on the loan.

Experience

First-time investors qualify, and some of our lenders will even work with first-time home buyers. The lender list is shorter, but we can get it done.

DOCUMENTS

What you’ll need to apply

  • Purchase contract (PSA), on a purchase
  • 2 months of bank statements showing your down payment and reserves
  • Photo ID
  • Mortgage statement on the current property, on a refinance
  • Homeowners insurance on the current property
  • Homeowners insurance quote on the subject property
  • Scope of work on the completed rehab, if you’re refinancing after a renovation

What you won’t need: tax returns, W-2s, pay stubs or a debt-to-income calculation.

WHY DSCR KINGS

Requirements are where most lenders stop. They’re where we start.

A checklist tells you if a deal fits a box. Structure is how you make a deal work when it doesn’t. That can mean qualifying on actual rents instead of market rents, running the property as a short-term rental for higher income, preparing the appraisal so the value comes in where it should, or improving the score the lender uses before you apply. That’s why Brian’s title is Lead Strategist, not loan officer: we consult on the whole deal, not just the loan.

STRAIGHT ANSWERS

DSCR loan requirements: questions investors ask

What is the minimum DSCR for a DSCR loan?

A 1.00 DSCR is the standard benchmark and qualifies with every DSCR program we work with. 1.25 or higher earns preferred pricing. Low-ratio programs go down to a 0.75 DSCR. Below 0.75, a no-ratio loan drops the DSCR requirement altogether, typically at around 70% LTV, and lends mainly on the credit strength of the personal guarantor.

What credit score do I need for a DSCR loan?

DSCR pricing moves in 20-point credit buckets starting at 620, and each step up lowers your rate. Most lenders step away below 680; a few will still lend between 620 and 680 with compensating factors like lower LTV and a strong DSCR, at a higher rate and cost. You need 720+ for an 80% cash-out, and the best DSCR pricing starts at 760.

Does a credit score above 760 get a better rate on a DSCR loan?

No. DSCR pricing tops out at 760+. Anything higher gets you bragging rights with your friends, not a better rate. Hard money has one more tier, with slightly better pricing at 780+.

How much do I need to put down on a DSCR loan?

As little as 15% down on a purchase, typically with a 720+ credit score and a 1.15+ DSCR. On a cash-out refinance you can borrow up to 80% of ARV with no seasoning, which also requires a 720+ score.

Can I get a DSCR loan on a vacant property?

Yes. A vacant property qualifies on market rent from the appraiser or on new leases with new tenants.

How do lenders calculate rent on a short-term rental?

Lenders use projected income from AirDNA, your actual 12-month short-term rental history, or the appraiser’s opinion of market rent on the 1007. In every case they take a 20% haircut off gross income for cleaning, host fees and supplies, so 80% of gross counts.

Do I need an LLC to get a DSCR loan?

No. A DSCR loan can close in your personal name or in an entity. Closing in your personal name gives up major benefits: the loan can show up on your personal credit, your ownership is public, and you lose anonymity. If you don’t have an entity yet, we walk you through setting one up.

How long does it take to get approved?

Approvals typically come back in 24 to 48 business hours. A DSCR refinance usually closes in about 30 days.
